A fully entitled Main Street redevelopment bringing back a long-missing historic façade and restoring activity to a key building of downtown West Dundee.
The Hallmark Building re-establishes historic massing on one of the district’s most visible sites. The program includes curated ground-floor retail, design-forward upper-level apartments, and a fully restored façade drawing from archival reference. A completed RDA and strong municipal alignment provide a clear pathway through construction and lease-up.

A landmark redevelopment reconnecting East Dundee to its cultural and civic core through lodging, residential, retail, and a Performing Arts Center. Heritage Station is a multi-phase master plan built around the idea of a walkable civic and cultural district. The plan includes The Station House boutique lodging concept, new-build townhomes (“The Row”), residential flats (“The Rail Flats”), curated Main Street retail (“The Depot Shops”), and a Performing Arts Center anchoring the district.
Municipal support and entitlements are in place, setting the stage for capital structuring and phased execution.
