The Hallmark Building

Completing the Block. Continuing the Legacy.

 


The Hallmark Building is our vision for restoring vitality to a key stretch of West Dundee’s Main Street — reintroducing architectural presence and curated uses to a block face long defined by what was lost.


This concept was developed in response to the Village of West Dundee’s RFP for the site at 108–110 W. Main Street, once home to the historic C.F. Hall Department Store before it was lost to fire.


Our goal? To honor that history with a new infill building that brings back Main Street energy — thoughtfully scaled, contextually designed, and ready to serve as a cornerstone for downtown’s future.


 

What We’re Proposing


The Hallmark Building is a two‑story mixed‑use infill development designed to strengthen West Dundee’s downtown core:


  • Three Curated Retail Bays – 950–2,000 SF, tailored for food, beverage, and boutique retail.
     
  • Four Luxury One‑Bedroom Apartments – Upper‑story residences designed for modern downtown living.
     
  • Architectural Cohesion – A Main Street‑appropriate design that upgrades the block face while respecting historic rhythm and scale.

     

Why It Matters


This project would:


  • Fill a critical gap on West Dundee’s Main Street.
     
  • Reestablish a sense of place where a landmark once stood.
     
  • Support downtown’s growth with new residents and activated retail space.
     

The Hallmark Building is an opportunity to reclaim a lost piece of downtown fabric — one that brings both architectural dignity and economic vitality back to this stretch of Main Street.



Designing With Care


The Hallmark concept embraces a modern Italianate style inspired by the site’s historic context:


  • Cream City brick facades with bronze storefront framing.
     
  • Tall, narrow upper‑story windows framed by pilasters and capped with a refined cornice.
     
  • Warm wood doors and detailed storefronts to create a pedestrian‑friendly streetscape.
     

This is more than adaptive reuse and new construction — it’s placemaking through architecture.
