112 S 2nd – Kildahl House

A Farmhouse Reimagined

Kildahl House began as a vision shared between neighbors.

This once-troubled four‑plex — long known for frequent emergency calls and little community value — was an eyesore in West Dundee’s historic district. But we saw something different: a 19th‑century farmhouse with the potential to become a meaningful part of the neighborhood again.

In collaboration with our longtime friends and neighbors, Dave and Mary Jo Pape, we reimagined the property as Kildahl House, an intimate boutique lodging experience designed to feel like home while celebrating the house’s historic charm.

Today, Kildahl House isn’t just a lodging option — it’s proof that small, thoughtful projects can transform a property’s narrative and contribute to a neighborhood’s renewal.

What We Built

  • Boutique short‑term rental lodging in a restored farmhouse.

  • Thoughtful reconfiguration of the former four‑plex to maximize guest comfort and functionality.

  • Collaborative development with design contributions from local partners.

Why It Matters

Kildahl House demonstrates the power of right‑sized, context‑sensitive development. It:

  • Turned around a property once associated with blight and nuisance.

  • Increased visitor stays in West Dundee, supporting local businesses.

  • Showcased the value of collaboration, aligning design, investment, and community input.

Designing With Care

  • Preserved the farmhouse character, with exterior detailing that respects its historic roots.

  • Reimagined the interiors to provide guests with a modern, comfortable stay while maintaining a residential feel.

  • Created a cohesive brand identity (developed by designer Dave Pape) that reflects its blend of history and hospitality.

Kildahl House is a project that feels both deeply personal and proudly public‑facing — a story of collaboration, care, and renewal.
