Emmett’s Brewing Co. – Palatine

Craft Beer at the Heart of the Community

 

When the Village of Palatine set out to revitalize its downtown, it needed catalytic projects that would attract people, support local businesses, and make the area feel alive again.


Our Palatine project delivered exactly that: a 30,000‑square‑foot, mixed‑use development designed to activate the heart of the village’s downtown core.


Adjacent to the Metra rail station, this development combines hospitality, leasable mixed‑use space, and thoughtful urban design to create a destination for locals and visitors alike. At its anchor, Emmett’s Brewing Co. brings craft beer, scratch‑made food, and a sense of community to the village — but the vision was always bigger than one tenant.


This project represents what’s possible when public‑private collaboration meets strategic placemaking.


 

What We Built 

 

  • A 30,000‑square‑foot mixed‑use development at the core of Palatine’s downtown plan.
     
  • A full‑service brewery and restaurant that activates the street level and draws regional visitors.
     
  • Upper‑story mixed‑use space that is now fully leased and occupied, contributing to Palatine’s economic base.
     
  • Transit‑oriented design adjacent to the Metra rail station, enhancing accessibility and connectivity.
     
  • Delivered through a public‑private partnership with TIF support, aligning with the village’s redevelopment goals.

This project did more than bring a brewery to Palatine — it:
